We are not sector-agnostic, and we would be suspicious of a firm that claimed to be. Each of these estates has its own constraint set, its own authority to satisfy, and its own way of failing.

  • Healthcare Facilities

    Systems that cannot be taken offline for convenience.

    Hospital estates carry the tightest constraint set we work with: continuous occupancy, infection-control pressure regimes, medical gas adjacency, and an essential-supply topology that must transfer without a perceptible interruption.

    What we look at

    • Pressure cascade verification for isolation and theatre suites
    • Essential and UPS-backed distribution, with witnessed transfer testing
    • Phased works planning around live clinical operation
    • MOH and DHA documentation requirements
  • Educational Institutions

    Dense occupancy, sharp peaks, and a summer window to do the work.

    Campuses run at extreme occupancy density for eight months and near-zero for two. Systems sized on average load fail in September; systems sized on peak waste energy all year. The engineering is in the part-load behaviour.

    What we look at

    • Ventilation rates against actual occupancy, not nominal capacity
    • Summer shutdown programming — the only real works window
    • Acoustic separation between plant and teaching space
    • Life safety across multi-building campuses under one strategy
  • Commercial Real Estate

    Where operating cost is the asset value.

    For a landlord, the mechanical plant is a line in the service charge and a number in the valuation. We work on the side of that equation that compounds: consumption, plant life, and the reliability that keeps tenants renewing.

    What we look at

    • Service charge modelling against real consumption data
    • Tenant fit-out coordination and capacity reservation
    • Plant replacement sequencing across a lease cycle
    • Sub-metering for accurate recharge
  • Industrial Facilities

    Process first. The building serves it.

    Industrial work inverts the usual priority: comfort is secondary to process stability, contamination control and uptime. Getting that ordering right is most of the job.

    What we look at

    • Process cooling and dehumidification to a stated tolerance
    • Extract and containment for the actual process, not a generic rate
    • Standby generation sized to sequenced restart, not connected load
    • Vibration and rotating plant condition monitoring
  • Government Infrastructure

    Procurement discipline and an audit trail that stands up.

    Public sector work is as much about documentation and traceability as it is about engineering. Every recommendation must be defensible on paper years later, by someone who was not in the room.

    • Tender documentation and technically defensible evaluation criteria
    • Full compliance traceability against local authority requirements
    • Programme and cost reporting to a fixed cadence
    • Handover documentation built during the works, not after
  • Large Asset Portfolios

    Managing a hundred buildings is a different discipline from managing one.

    At portfolio scale the question stops being "is this plant healthy" and becomes "which forty of these two thousand assets should absorb next year’s capital". That is a data problem wearing an engineering hat.
